How to compare the full cost of a home

Look beyond the asking price so you can compare homes on equal terms.

By Saiid Zamani, Realtor® · Keller Williams Realty Devon-Wayne

Your starting point

Look beyond the asking price so you can compare homes on equal terms. Use this guide to prepare your questions, then confirm the details for your own property and agreement.

1

Ask for a loan estimate

Use the same loan type and assumptions when comparing lenders. Review the rate, fees, estimated payment, and cash to close. Ask which amounts may change.

2

Check ongoing property costs

Review current tax records, insurance quotes, utilities, and association fees. Ask about pending assessments and upkeep. A seller’s current payment is not your future payment.

3

Budget for condition and risk

Use inspections and qualified quotes to plan repairs. Check flood maps and ask an insurer about coverage. Leave room for unexpected expenses.

4

Compare your monthly comfort level

Add the likely ongoing costs to your own household budget. Choose what works for you, not only the maximum loan amount a lender may offer.

Read the source. Check the details.
